You must bear the EXTRA Electricity on any EXTRA room electric heat. And it must be a Safe Oil Filled Radiator Heater.
Electricity, use efficient lightbulbs. Electric blankets are OK. Swamp Cooler A/C are OK
Water, Gardening only with prior written and signed approval, But NO Commercial Gardening ( too water intensive )
We have a large Electric Generator and Well water in case of Earthquakes.
FAQ - Frequently Asked Questions
How and where do I pay my monthly payment?
The deposit and the 1st month are paid on site, and in person.
All your other monthly payments MUST BE MADE ELECTRONICALLY. Because we enjoy and take pride in providing something enjoyable unique and special, and we do NOT want to become a landlord.
Monthly payment due when?
10 days before the 1st of the month. We will add the prorated days you need, at the start and stop.
How long am I locked-in?
Most places Require a LONG LOCKED yearly or multiyear contract, you can't get out of.
NO LOCKED multiyear contract here.
It is NOT in you best interest when your cable company or cell phone company or apartment building
trick you into a LONG LOCKED multiyear contract, with the HIGH added expense of early withdrawal penalties. Life is messy, and your life changes are rarely scheduled.
So, How long am I committing to?
Standard 30-day notice in writing,
If you want more than the 30 days, just tell me, in your written 30-day notice, and we should be able to add the prorated days you need.
You pay only for each coming month. We do NOT do your LAST month's prepayment.
Move in needs :
1) CURRENT month's payment
2) PROOF of Liability Insurance ( "slip and fall Insurance" ) (about $6-$12)
3) SECURITY Deposit
Annual Events

Grape harvest happens about a month before Thanksgiving
Sunlight pruning happens in the months before harvest
Standard pruning happens just before Xmas
Tilling happens throughout the year

Clouds of Starlings and Robins usually come about Thanksgiving, sometimes we are lucky enough to get a 2nd migration near Xmas day.
When they settle in the trees, they sound like several hundred thousand song birds all talking and singing at once.
When a cloud of them all take off at once, or turn at once they sound like hushed muffled thunder.
We have a Audubon Bird Sanctuary about 300 yards away on the left,
and we have all the vineyards and all the Large State Parks around us,
so we see and hear a lot of birds. Some years you will especially notice the flocks of Robins, and Red Wing Blackbirds.
